A few hints.

Eliminate clutter.  Double what you think should go.
Do away with personal stuff.  It’s a buyer barrier.
Clean, clean, clean.  Particularly the kitchen, master bath,
garage, mechanical room.
Repair and touch up every little thing.  It will more than pay.
Listen. You should hear peace and quiet.
Let in fresh air and sunlight.  Ask us how to produce that
“new house” smell.
